Rules of Residence "Billy Krolik Relax Zone"
We are glad you want to visit us. Before paying for your booking, please read the house rules carefully. Payment of the booking means you agree to the rental rules and conditions and take responsibility for ensuring all guests joining you comply with them. Please share these rules with your fellow guests.
“Billy Krolik Relax Zone” is designed for people looking for a place to rest, relax, and reflect. People who love spending time with friends and family and want to be in harmony with nature and those around them. We ask you to respect fellow guests, our neighbours, and our houses and property.
1. From 09:00 to 22:00 you may listen to music and make noise outdoors, but please do not disturb other guests and neighbours. Keep the sound source close to you and adjust the volume so that it does not carry far.
2. From 22:00 to 09:00 we prohibit amplifying music outdoors by any means and ask that all conversations be kept quiet.
3. If you are playing loud music inside the cottage at any time of day, keep the doors and windows closed and the volume at a level that does not carry far, taking the time of day into account.
4. At any time of day, drunken and indecent behaviour with loud shouting and/or offensive conduct is not acceptable.
1. Smoking inside the house is prohibited.
2. Smoking outside the house should be done in designated areas, carefully, so as not to cause a fire.
3. When smoking outside, you must use the provided ashtrays to extinguish your cigarette.
4. Keep the ashtray and cigarette butts outside the house.
1. Lighting a fire anywhere other than the official fireplace, grill, or BBQ zone is prohibited.
2. When using the fireplace, do not place anything on its surface and keep the doors closed. Do not touch any part of the fireplace other than the handle to open the doors, as the surface will be hot. Make sure the flue and the ventilation opening at the bottom of the fireplace are open. To light the fire, use the provided firewood together with fine wood shavings for kindling.
3. The axe may only be used outside the cottage, following proper safety procedures and while sober. The wooden surfaces and the stump (side table) inside the cottage are not for chopping! After use, place the axe blade in its protective cover and put it back in the cupboard.
4. BBQ zone at the “FRIENDS’ HOUSE”:
a. The BBQ zone may only be used by guests renting that house.
b. Apply sunflower oil to the metal surface before and after use, and use the metal scraper to clean it before and after use.
c. After cleaning and oiling the surface, place the lid on top to extinguish the fire and protect it from rain.
d. Food remains in the BBQ zone must be removed immediately to prevent insect infestation and harm to animals.
5. Terrace at the “FAMILY HOUSE”:
a. The terrace may only be used by guests renting that house.
b. When using the grill in the terrace area, moving it to any location other than where it is positioned is prohibited.
1. We follow the DTEK queue 1.1 power outage schedule.
2. When there is no electricity supply from DTEK, for the comfort of our guests, from 9:00 to 23:00 we provide free of charge all the power needed for all available appliances using a powerful diesel generator (40 kW).
3. Only if an outage lasts continuously for more than 8 hours, due to the technical operating requirements of the generator, we must stop the generator for one hour.
4. For night-time hours and when backup power via the generator is not possible, we have provided in each house: a battery storage unit for charging, an extra supply of firewood, a gas burner for cooking, a torch and battery-powered lights, and candles for a romantic atmosphere. Water supply is not interrupted.
5. If desired, guests have the option to increase comfort and have generator backup power during night-time hours as well, for an additional charge equivalent to 5 litres of diesel fuel per hour of generator operation, per house. Guests must inform us of this need in advance, before check-in.
6. Any actions or manipulations with the generator and equipment on your own are strictly prohibited!

We understand that accidents can happen, but we ask you to do everything possible to minimise the likelihood of damage and incidents by following these guidelines:
1. Treat the cottage’s property with care, as you would your own.
2. Accommodating more guests than officially stated (“FAMILY HOUSE” — 8 persons, “FRIENDS’ HOUSE” — 4 persons) is not permitted unless separately agreed during the booking process. An additional charge may apply for extra guests.
3. Do not use confetti inside or outside the house.
4. Do not use fireworks, firecrackers, or party poppers.
5. Do not use electrical appliances that are not permitted for use in residential premises.
6. Passing house codes/keys to third parties is prohibited.
7. Do not store or use flammable materials on the premises.
8. Do not bring onto the premises or use materials and items that are dangerous to the life and health of those around you.
9. Drawing or sticking anything on windows, walls, facades, or other surfaces is prohibited.
10. Do not leave children unsupervised. Adults accompanying children bear full responsibility for their health, safety, and actions.
11. Children must be accompanied by adults when swimming or kayaking/SUP boarding, and must wear life jackets.
12. If you spill any liquid or scatter materials that could stain or damage a surface, clean it up immediately. Many of the materials used in our cottage are natural and can be damaged if left unattended for too long.
13. Do not place hot pans or pots on a surface not designed for it (wooden surfaces, etc.).
14. Do not use force when opening doors or windows. Act carefully and call us for help if something does not open or close properly.
15. Be careful when entering and exiting the parking area — it is paved with loose stones that can shift, so do not accelerate sharply; do not turn the wheels when the car is not moving.
16. Do not light the sauna or tubs yourself. If you have rented the sauna and/or tub, we will prepare everything for you and explain how to use them correctly.
17. We are not responsible for your personal belongings.
18. For your safety, we use a video surveillance system in the parking areas and around the perimeter of the property.
We welcome non-aggressive and well-behaved pets (dogs, cats, and others by arrangement) subject to the following rules:
1. Your pet must do their “business” not on the lawn but in the mulch, away from trees and bushes. Please pick up “the results” in a bag and dispose of it in the closed rubbish bin.
2. Make sure your pet does not disturb other guests.
3. Please note that the property is not 100% fenced.
4. Dogs are not allowed on the sofa or beds.
5. We have prepared for pets: two bowls, a pet bed, waste bags, and some toys. On request, we can provide a large metal crate.
6. Please consider all the needs of your pet when staying in nature, including the season, and bring everything necessary with you in advance.
1. Unless otherwise agreed, check-in is from 15:00.
2. Immediately upon entering the house, check that everything is in order for your stay. If not, let us know.
3. Unless otherwise agreed, check-out is no later than 11:00.
4. When leaving the house:
a. Please leave it in a clean and tidy condition.
b. Please check all cupboards, rooms, and bathrooms for any personal belongings you may have left behind.
c. Place all dirty dishes in the dishwasher and switch it on before leaving.
d. Close all windows.
e. Close all taps (in the kitchen, bathroom, terrace, and sauna).
f. Turn off the lights and other electrical appliances, except for the air conditioner.
g. Close and lock all doors.
h. For the “FRIENDS’ HOUSE”, lock the kitchen door leading to the terrace with the key, remove the key, and leave it on the dining table.
i. Close the gate.
These Rules of Residence “Billy Krolik Relax Zone” supplement the Rental Terms and Conditions. Please also review the Terms and Conditions on the website by following this link to fully understand your rights and obligations.
If you violate the rules, you will be required to compensate for the damage. In the event of damage, breakage, or loss of property, the guest is obliged to reimburse the full cost of the damage. The full cost of the damage is determined by the landlord in accordance with the repair cost and an invoice will be issued to the guest, which must be paid within 3 working days.
The Concept
“Billy Krolik Relax Zone” is designed for people looking for a place to rest, relax, and reflect. People who love spending time with friends and family and want to be in harmony with nature and those around them. We ask you to respect fellow guests, our neighbours, and our houses and property.
Noise and (amplified) music
